-
As a condominium owner, I asked the homeowner’s association Board
of Directors for clarity in the annual reports regarding the
reserves fund. In that conversation, I volunteered to become the
new treasurer. I completely re-engineered the spreadsheet used
to estimate replacement costs, investment returns, inflation, and
dues contributions, for a 30 year time period. I wrote a
comprehensive letter that explained the financial reports in more
accessible terminology. Our professional property manager (with
my permission) copied that letter to all of his other associations
as an example for their annual reports. I wrote and implemented
an investment policy based on asset class allocations, greatly
reducing the time spent approving periodic rollover investments.
We managed to keep dues flat for a 4-year period during my tenure.
